OBJECTIVE:

Our mission is to give this metro network a single, living source of truth- a high-fidelity, data-rich environment that supports decision-making long after construction ends. The digital twin allows planners and engineers to coordinate seamlessly, consolidating fragmented 2D plans and technical files into one shared, real-time model. Maintenance teams can pinpoint issues directly on the model, log faults, access warranty records, check stock and initiate orders with a single click. Passengers can virtually explore stations and discover nearby amenities before stepping foot on-site, enhancing journey planning and fostering public connection. By blending AI, topographical scanning and CMMS-ready integrations, Meta-dology is delivering a platform that will transform how this metro system is operated, maintained and experienced for decades to come.

DESCRIPTION:

Tucked away in a secluded location, Foster’s Farm is a sprawling luxury estate designed to blend exclusivity with world-class amenities, while targeting the elite with its privacy, seclusion and security. Set across vast private stands, the master plan includes a championship golf course, hotel bungalows and expansive residences- each offering total privacy from its neighbours. With minimal infrastructure on site and the challenges around physical site visits, the developers turned to Meta-dology to bring their long-term vision to life. We created a fully explorable, hyperrealistic digital twin that showcased not only the scale and grandeur of the estate, but also its accessibility- positioning it as both private and convenient.

OBJECTIVE:

Our goal was to give investors, governing bodies and prospective buyers a clear, compelling view of the project’s five-year vision without the need for time-consuming site visits. The model became a central tool for securing mezzanine and development finance, as well as early government approvals. With interactive views of the golf course, hotel bungalows and residential stands, stakeholders could explore the estate’s layout, understand the privacy each stand afforded and see the full lifestyle offering. Beyond marketing, the twin accelerated planning by mapping out precise phase sequencing and construction priorities- enabling better cost control and significant savings. The result: a unified, data-rich platform that streamlined decision-making, aligned all parties and fast-tracked the development’s path from concept to reality.

Land of Nomads is a multi-country development portfolio comprising six major projects, each designed as a premium second-home and investment property opportunity. These developments are located in unique, hard-to-reach destinations, making on-site visits challenging for prospective buyers and stakeholders. The vision extends far beyond property- it’s about selling a lifestyle, with each project offering luxury sports facilities, infinity pools and breathtaking natural surroundings. Our challenge was to bring these destinations to life for a global audience, accelerating both sales and long-term rental uptake without relying on physical site tours.

OBJECTIVE:

Our goal was to create an immersive, always-accessible platform that served every stage of the project lifecycle- from funding and planning to sales, rentals and property management. Investors, early-phase buyers, contractors and suppliers could all explore and align on the vision remotely. The platform showcased not only the developments themselves, but also the surrounding locations- placing the destination as a primary selling point, with the property as a natural extension. Prospective buyers could experience the lifestyle on offer, from leisure amenities to the character of the local area and make confident purchase decisions from anywhere in the world. Early buyers gained ongoing visibility into construction progress, while rental markets could be activated the moment units were completed. By centralizing stakeholder engagement, accelerating sales cycles and enabling AI-assisted space and phase planning, Land of Nomads positioned itself not as a one-off project, but as an evolving global lifestyle portfolio.

Mount Royal is a gated lifestyle estate comprising over 600 residential units across multiple phases. Having successfully launched Phase 1, the developers faced slower uptake in subsequent phases due to the estate’s remote location, which required potential buyers to make special trips for viewings. Meta-dology was brought in to accelerate the sales cycle by enabling fully immersive virtual walkthroughs. Beyond showcasing pre-built units, the platform solved the challenge of selling vacant stands by allowing prospective buyers to virtually fly to their chosen plot, explore its exact positioning and toggle through different home layouts- from 3 and 4 bedroom designs to single and double storey options. Buyers could immediately see how their chosen property would maximize views, space and lifestyle, creating clarity and confidence in their decision-making.

OBJECTIVE:

Our goal was to transform Mount Royal’s sales process into an always-accessible, high-conversion experience. By showcasing the entire estate virtually, potential buyers could explore and evaluate without physical visits, accelerating uptake across phases. The platform also supported Phase 1-3 planning by identifying design oversights, showcasing empty stands and even allowing buyers’ personal architects to collaborate directly within the digital environment- ensuring every property aligned with both vision and lifestyle expectations.

Designed with modern architecture that blends seamlessly into the surrounding culture, the project offers only 12 private residences surrounded by tropical gardens, rooftop dining and panoramic coastal views. Meta-dology was commissioned to capture AEHECA’s lifestyle and setting in a fully explorable, hyperreal 3D environment- bringing the ocean breeze, cobblestone charm and sunlit interiors to life for buyers around the world.

OBJECTIVE:

Our goal was to make AEHECA’s experience tangible before the first visit. We built an interactive digital twin where potential buyers can walk through the property, fly over the neighbourhood and navigate to points of interest like the marina, beach and vibrant local markets. With physics mapped to the exact coordinates, users can see how sunlight moves through each space by time of day and season, open or close shutters to adjust natural light, toggle walls and furnishings to understand spatial flow and view the precise panoramas from each unit. Interactive pathways display walking, cycling and driving distances to nearby amenities, while our integrated CRM provides a live, filterable inventory of available units. Every action is tracked, triggering behaviour-based automations and giving AEHECA’s sales team real-time insights into buyer intent- creating a seamless bridge between immersive exploration and conversion.

From sunlit promenades and high-end residences to the marina’s glistening berths, every detail is rendered with precision. The model not only showcases the destination’s lifestyle appeal but also visualizes environmental preservation strategies, making it a powerful tool for alignment between developers, investors and regulatory bodies.

OBJECTIVE:

Our goal was to give stakeholders an immersive, data-rich platform to understand both the development’s potential, commercial feasibility and its environmental responsibility. Using real-world topographical data with current and wave simulations, we demonstrated the marina’s feasibility- from optimal berth layouts to overall capacity. The digital twin told both the commercial and environmental story, showing how the marina could thrive as a luxury destination while coexisting with its coastal surroundings. This clarity helped secure stakeholder confidence, align investor expectations and accelerate government approvals.

Meta-dology was brought in to create a fully navigable, hyperrealistic 3D walkthrough in just 10 days, allowing the project to hit the market at speed. From the outset, prospective tenants could explore warehouse layouts, understand yard and parking configurations, and see the site’s road visibility- all without the need for physical visits.

OBJECTIVE:

Our goal was to give Noka Park a competitive edge through speed, clarity and collaborative planning. The digital twin not only showcased the site for early engagement, but also enabled corporate decision-makers, shareholders and management teams to evaluate the property remotely and in detail. This accelerated the leasing process, reducing weeks of site visits and internal back-and-forth to just days. Once engaged, tenants could plan their use of space in advance- from optimal signage placement to truck-turning simulations, shelving layouts, mezzanine storage configurations and office positioning. AI-powered simulations identified the best configurations, eliminated potential inefficiencies and ensured every square meter was optimized before move-in. Absa, one of the region’s leading banks, needed to offload a portion of its property portfolio quickly and at above-market value. The challenge was that the properties’ existing tenants and extensive dry walling obscured their true potential. Prospective buyers struggled to visualize the spaces’ possibilities, limiting interest and slowing down the sales process. Complicating matters further, the sites were zoned for both commercial and residential use- creating untapped opportunity but requiring a clear way to demonstrate flexibility to investors.

OBJECTIVE:

Our goal was to showcase the properties’ full potential in a way that accelerated sales while unlocking higher valuations. By creating an immersive digital twin, Meta-dology enabled investors to toggle between commercial and residential layouts instantly. Non-weight-bearing walls could be hidden to reveal open-plan space, or swapped for closed-plan office configurations. With a single click, the entire environment could shift to a residential layout allowing buyers to explore the site as either a modern office hub or a high-end residential haven. This adaptability gave investors confidence in the portfolio’s versatility, shortened decision-making cycles and positioned the properties for maximum return.

DESCRIPTION:

Discovery required an urgent commercial rental solution for its 2nd, 3rd and 4th floors, with major tenants needing to be secured within a 60-day timeframe. To meet this challenge, Meta-dology was tasked with delivering a rapid build in just 10 days (our rapid build now takes 72 hours)- providing as much lead time as possible for marketing and tenant acquisition. The existing space presented major obstacles: outdated layouts, visible wires, desks cluttering flow, and a temporary fire escape entrance that undermined the impression of a premium central business district office rental.

OBJECTIVE:

Our goal was to reframe a problematic, time-sensitive rental into a compelling, conversion-driven experience. We built a hyperreal 3D walkthrough where prospective tenants could toggle between open-plan and closed-plan office layouts, private office options, visualize potential new entrances and multiple configurations from anywhere, without security clearances or scheduling constraints. Beyond visualization, we embedded real-time rental metrics into the model, including cost per square meter, parking bay allocations and other key leasing terms- enabling prospective tenants to make faster, more informed decisions. By removing physical barriers and reframing first impressions, Broll gained a powerful tool to showcase value, spark imagination, and accelerate leasing conversations.

What began as a rapid rental tool evolved into a multifunctional digital twin. Once secured, the 3D environment was repurposed for orientation, training and even maintenance planning- extending the value of the build far beyond the initial leasing process.

The client wanted to completely reimagine both the interiors and exteriors — from revitalized living spaces to landscaped gardens — with absolute clarity before construction began. Meta-dology created a hyper-realistic 3D model of the property, enabling the client to explore the renovation in vivid detail and share it seamlessly with their architect and contractor teams. Every angle, finish, and spatial flow was captured, transforming an uninviting structure into a compelling vision of its future.
